Post-Construction Overview

Systems, assemblies, equipment and components will tend to shift from their as-installed conditions over time. In addition, the needs and demands of facility users typically change as a facility is used. The Post-Construction phase allows for the continued adjustment, optimization, and modification of building systems to meet specified requirements.

The Commissioning application's Post-Construction process provides reports to enable you to:

• Track commissioning documentation and assets lifecycle information assigned to specific equipment assets.
• Track assets for new and existing buildings and floor locations.
• Track asset lifecycle metrics for new and existing buildings.
• Provide information necessary to sustaining system performance post-construction.

Typical Workflow process

The Post-Construction process includes the following tasks to enable you to track and manage your equipment using the data captured during the commissioning assessment:

1. Operations Managers review and analyze mechanical lifecycle tracking for existing buildings, as well as for newly commissioned building systems. See Equipment Reports.
2.  Track commissioning documentation and assets lifecycle information for specific equipment assets. You can associate the commissioning documents with equipment assets. See View and Edit Equipment Information.
3. For a specific equipment asset, review and edit information for Lifecycle Analysis, Equipment Standards, Floor Plans, Documentation, Warranty, and Financials. See Commissioning Equipment Details.
4. Access warranty, insurance and insurers information whenever it is needed. This information is typically gathered as part of the commissioning process. See Review and Edit Insurers, Review and Edit Insurance Policies, and Review and Edit Warranty Information.

Equipment Life-Cycle Management

The commissioning process captures equipment asset data that is presented in the views of the Post-Construction process. The Commissioning application supports life-cycle management of your assets by making this commissioning equipment data readily available over the Web in the post-construction phase.

Besides the basic equipment data (such as Asset ID, Manufacturer, and Model Number), the Classification, Years Life Expectancy, In-Service Date and Remaining Life are key asset metrics that enable you to assess equipment in the Post-Construction phase.

The following describes the Equipment Management process:

• Equipment standards are based on CSI classification codes. When entering equipment standards, you can include the Classification Code and Years Life Expectancy based on industry standards for each specific equipment standard.
• For equipment that is associated with an equipment standard, the Classification Code and Years Life Expectancy are typically based on the equipment standard value. These values can be updated for any specific equipment record, if needed.
• For each equipment record, the commissioning application will dynamically calculate the Equipment Age (based on the entered In-Service Date value and the current date) and Remaining Life (based on the Years Life Expectancy and the actual equipment age.).
