usable area
The actual occupiable area of a floor. Usable area can house furniture and personnel. A floor's usable area is calculated by subtracting the floor's service areas and vertical penetration areas from its internal gross area. A building's useable area is the sum of all Usable Areas of floors located in the building.
When charging for usable area, you will find that it has these categories:
- prorated common area -- area that is prorated (divided up) among the departments that use it
- area that is directly assigned to departments
- non-categorized usable area -- usable area that is neither assigned to a department or prorated among departments. In charging back space, you will want to avoid having non-categorized usable area as you cannot charge for it.
