Chart Calculations
The key performance indicator charts aggregate your estimated area, net monthly capital transactions, book value and market value, portfolio investments, and portfolio sales for your portfolio items. Charts are generated for either buildings, structures, or land, depending on whether you are working in the Buildings, Structure, or Land process. From the Real Property / Portfolio / Portfolio Summary process, you can generate the Net Capital Cash Flow, Portfolio Investments, and Portfolio Sales charts that include buildings, structures, and land summarized in one chart.
The following describes chart calculations.
Estimated area
The Area by..., Area by Availability by..., and Area Availability by Location and Time charts provide an estimate of the total area your organization has using the most accurate information stored in Archibus.
Estimated area is calculated differently for buildings than for land. The following describes how the calculation for each of these is done:
- For buildings: The total estimated area is the sum of either the Area Usable or the Suite Area Manual Entry for each suite associated with the buildings. Each suite is evaluated to determine which of these measurements to use; the suite's Area Usable is used by default unless it is zero, in which case the Suite Area Manual is used.
- For land: The total estimated area is the sum of either the Area – CAD or the Manual Area entered for the land in the Properties table. Each property is evaluated to determine which of these measurements to use; the Area -- CAD is used unless it is zero, in which case the Manual Area is used.
Net Capital Cash Flow
The Net Capital Cash Flow by.. chart calculates real estate capital transactions as the sum of purchasing costs minus the sum of selling costs for all real estate transactions for the month. These values are associated with dates that determine the month for which the data is summarized. Using the Add/Edit tab of the Portfolio dashboard, you can enter this information on the Buildings, Structures or Land tab - Ownership Transaction section.
Book Value versus Market Value by Location
The market value is the sum of the Value - Market field entered for the selected portfolio items in the selected location. The book value is the sum of all Value - Book fields entered for the selected portfolio items in the selected location. Using the Add/Edit tab, you can enter this information on the Building, Structure, or Land tab in the Location Information section.
